Viera is mostly newer homes inside HOAs, and that changes how I work. For anything on the outside, like fascia, trim paint, mailbox posts, or fence repair, I'll match what's already there so you're not getting a letter from the association. If your HOA needs approval first, I'll give you a written scope and photos you can send them.

Inside, it's the usual for newer homes. Drywall nail pops and cracks at the corners, doors that need adjusting, mounting TVs and shelves on the right studs, and swapping out the builder light fixtures for something you actually picked.

I also work with property managers on Viera rentals. Same flat-rate pricing, line-item estimates they can forward to the owner, and before and after photos on every job.
