Beachside problems I fix all the time
Living on the barrier island is great until you look at your door hardware. Salt air eats hinges, locks, screen frames, and anything that isn't stainless. Sliders get gritty and drag. Exterior wood swells and rots faster than it does across the river.
When I replace hardware out here I use stainless or coated stuff that's made for the coast, because the cheap plated stuff will be rusty again by next summer. Same with screws and fasteners on anything outside.
I also do a lot of work for families coming and going from Patrick. Move-out punch lists, patching walls before the final walkthrough, and getting a rental ready for the next tenant. I've done enough PCS moves of my own to know how tight those timelines get.

★★★★★“My patio screens are ready for summer again, and he even took the time to fix my fence gate after he noticed it was damaged in the last storm.”
