Older beach homes need a different approach
A lot of the homes in Indialantic and Melbourne Beach have been here a long time. That's the charm, and it's also why I find soft wood behind the fascia, doors that were planed so many times they don't fit anymore, and fixtures rusted to the box.
I take the extra minute to check what's behind the problem. If the fascia is rotted, I check the board behind it too, because covering up rot just means you're calling somebody again in a year.
Out here I use coastal-grade fasteners and hardware on anything outside. It costs a few dollars more and it's the difference between fixing it once and fixing it every year.

Flat rate. You get a line-item price before I start, and that's what you pay. No hourly billing. If the scope changes once I'm in there, I stop and tell you before I do anything extra.
